What is an RICS Surveyor?

RICS is an acronym for The Royal Institution of Chartered Surveyors. The Royal Institution of Chartered Surveyors is an international body with the dual purpose of regulating surveyors as well as training chartered surveyors and other property professionals in many different countries. 

A chartered surveyor is a person who has the proven ability to evaluate a property, disclose any defects, possible immediate future issues or potential problems. 

Having properly surveyed the property, the surveyor will issue a report which will assist you in your decision about the value of the property and enable you to have enough information to make an educated decision whether or not to proceed with the purchase.

How much will a RICS Survey cost?

As with everything in life, the old adage remains true- you get what you pay for.  Indeed, the fee you'll pay a RICS surveyor may be a bit more expensive, but you'll have the peace of mind that comes with a written guarantee. When you hire a non-chartered surveyor, there is no one to hold the surveyor accountable, so in the end, there is little you can do about learning that you have unexpected problems after the finalising the purchase of a given property.

What if my RICS surveyor does a bad job?

If you're ever unhappy with any aspect of the work completed by a RICS surveyor, you may complain to RICS. RICS is a UK regulatory body which is responsible for investigating and resolving complaints. This is, however, highly unlikely because the requirements for becoming a RICS regulated surveyor are very strict. This means that you have the guarantee of being helped by a good surveyor who meets the highest standards.
